Having your boiler serviced regularly will ensure that it remains safe and runs efficiently, reducing the risk of a breakdown and prolonging the life of your boiler. Boiler manufacturers recommend that their appliances be serviced annually, and if your boiler is under warranty, you need to have an annual service to keep your warranty valid. A boiler service should only be carried out by a qualified and registered heating engineer.

What to expect from your boiler service from HEAT GB:

  • A visual check to ensure your boiler still meets current standards
  • Boiler fired to identify any working faults
  • Boiler casing removed to check all main boiler components (burner, heat exchanger, main injector, spark/sensor probe) and check Landlords Gas Safety devices are operating correctly
  • Checks to ensure flue terminals are unobstructed and internal flue components are sealed properly
  • Gas valve adjusted to check that burner is combusting efficiently and properly (using a flue gas analyser)
  • Inside casing surfaces cleaned
  • Boiler parts cleaned if necessary
  • Gas tightness test conducted to ensure no leaks
  • Boiler casing put back on - check that properly sealed

Which? magazine has carried out boiler servicing trials and recommend that a boiler service should take a minimum of 30 minutes.

Landlords Gas Safety

A Landlords Gas Safety Inspection Certificate CP12 is required by law to be issued every 12 months by a Gas Safe Registered Engineer.

It is a legal document which confirms that all gas appliances and installations work lawfully and within normal parameters at the time of inspection. We can carry out these inspections on behalf of landlords and letting agents, as well as ensuring that all gas appliances are regularly maintained and kept in good working order.
